This report is designed to report an appraisal of a one-four family conventional mortgage, based on interior and exterior inspection of the subject property.

1004 FHA (Fannie 1004MC / Freddie Form 71)
This report form is designed to report an appraisal of a one-unit property or a one-unit property with an accessory unit; including a unit in a planned unit development (PUD), based on an interior and exterior inspection of the subject property.

1004C Manufactured Home
This report form is designed to report an appraisal of a one-unit manufactured home; including a manufactured home in a planned unit development (PUD) based on an interior and exterior inspection of the subject property. A Manufactured home located in either a condominium or cooperative project requires the appraiser to inspect the project and complete the project information section of the Individual Condominium Unit Appraisal Report or the Individual Cooperative Interest Appraisal Report and attach it as an addendum to this report.

1025 Multi-Unit Residential Appraisal
This report form is designed to report an appraisal of a two- to four-unit property, including a two- to four-unit property in a planned unit development (PUD). A two- to four-unit property located in either a condominium or cooperative project requires the appraiser to inspect the project and complete the project information section of the Individual Condominium Unit Appraisal Report or the Individual Cooperative Interest Appraisal Report and attach it as an addendum to this report.

1073 Condominium Appraisal
This report form is designed to report an appraisal of a unit in a condominium project or a condominium unit in a planned unit development (PUD) based on an interior and exterior inspection of the subject property. This report form is not designed to report an appraisal of a manufactured home or a unit in a cooperative project.

2000 Field Review
A lender uses this form for the spot-check appraisal component of its quality control process. This appraisal field review report is intended to provide the lender/client with an opinion on the accuracy of the appraisal report under review.

2000A Multi-Unit Residential Field Review
A lender uses this form for the spot-check appraisal component of its quality control process. This appraisal field review report is intended to provide the lender/client with an opinion on the accuracy of the appraisal report under review.

2006 Desk Review
You can choose from a standard report or enhanced desk review.  Standard appraisal review will analyze the creditability and methodology of appraisal along with verification of data.  Enhanced will provide same analysis of standard desk review along with including 1-2 two additional comparables within the report on a grid. The report is intended for spot-checking appraisal component of its quality control process. This appraisal desk review report is intended to provide the lender/client with an opinion on the accuracy of the appraisal report under review.

2055 Exterior Only / Drive By
This report form is designed to report an appraisal of a one-unit property or a one-unit property with an accessory unit; including a unit in a planned unit development (PUD), based on an exterior-only inspection of the subject property from at least the street. This report form is not designed to report an appraisal of a manufactured home or a unit in a condominium or cooperative project.

203K FHA Renovation Loan
The Section 203(k) program is the primary program for the rehabilitation and repair of single family properties. As such, it is an important tool for community and neighborhood revitalization and for expanding homeownership opportunities. The appraiser must provide an opinion of the After-Improved value of the subject property, and in some cases, may be directed by the lender to provide the As-is value. In those cases for which both As-is and After-improved values are required, the valuation analysis may consist of either one or two separate appraisal reports. The number of appraisals depends on the complexity, scope and lender review of the proposed rehabilitation and nature of the work.

Re-Certification of Value
Recertification of Value is performed to confirm whether or not the conditions of a prior appraisal have been met. In other words, if the appraisal had been completed on a “subject to” basis, a “Recertification of Value” is ordered by a lender in order to instruct the appraiser to revisit the appraised property to see that whatever items that caused the appraisal to be completed on a “subject to” basis have been completed.

Land Only Appraisal
This report form is designed to report an appraisal based on the market value of unimproved sales suitable for residential development and includes a signed Appraiser’s certification.

Retrospective Appraisal
Retrospective appraisals (effective date of the appraisal prior to the date of the report) may be required for property tax matters, estate or inheritance tax matters, condemnation proceedings, suits to recover damages, and similar situations.
